Cost approach development.

When the cost approach is used in an appraisal, USPAP SR 1-4(b) requires the appraiser to analyze comparable cost data, develop reasonable depreciation, and analyze comparable site data. Here's how Replicost supports each.

SR 1-5 (and SR 2-3 / SR 3-6) require the appraiser to maintain a workfile that supports each report for a minimum of five years (or two years after the last judicial proceeding, whichever is later). Replicost is designed to satisfy this requirement automatically.
